Role brief

growthroles summary, based on the employer's posting.

What you'll do

  • Bring in new accounts through prospecting, referrals and networking, then expand current clients across services, sites and revenue
  • Renew annual maintenance plans, assess properties in person, define job scope and prepare quotes and proposals
  • Build ties with property managers, HOA boards and decision-makers, including regular reviews with key accounts
  • Keep CRM records, forecasts and pipeline current, and explain any proposal open beyond 90 days
  • Track gross margin, set your yearly sales plan, update leaders weekly and hand sold work to the Project Manager

What you bring

  • A track record of sales or business development success
  • At least three years of driving experience and a record that qualifies you for the company’s auto coverage
  • Authorization to work in the United States without restriction

Who this fits

This is an in-person, client-site role based at the Raleigh headquarters, suited to someone comfortable prospecting and managing customer relationships independently. Raleigh market knowledge is strongly preferred; local property-management or HOA connections are a plus. You sell and maintain the customer relationship, while a Project Manager handles scheduling and day-to-day service.

From the employer

Business Development Manager (Raleigh, NC)

Thanks for taking a look! We make applying easy because we value your time. We also guarantee that a real human evaluates every application, not AI and not an automated system. Christine or Crystal are reviewing multiple times daily. So let us know the real you!

We are

We provide exterior property maintenance (pressure washing, gutter cleaning, window cleaning, and specialty cleanings) to HOAs (homeowner's associations) and commercial property managers. We bring tech-savvy service to a field where that is rare, and our clients rely on it and appreciate us for it. This role is in-person and on client sites at our Raleigh headquarters.

The role

You will bring in new business and grow the customers we already have. You own the customer before the work starts and own future work after it is finished. Once you win a job, a Project Manager takes over scheduling and day-to-day service, so your time goes to selling and building relationships.

You are

  • A sharp, hard-working people-person who wants control over your own schedule and your own compensation
  • Independent: once you have context and direction, you take the ball and run with it
  • Reliable: you do what you say you will
  • An excellent communicator, written and spoken, in person and virtually
  • Ethical: you earn the trust we place in you and choose to do the right thing
  • Proud of your work, and willing to keep learning no matter how experienced you are
  • A team player who knows a rising tide lifts all boats

What you will do

  • Find and win new customers through prospecting, networking, and referrals
  • Grow existing customers by identifying more services, locations, and revenue
  • Own the annual maintenance plan renewal process
  • Visit properties, walk sites, define the scope of work, and build quotes and proposals
  • Build relationships with property managers, HOA boards, and decision-makers, and hold regular business reviews with key accounts
  • Keep the CRM and sales forecast accurate, and manage your pipeline so no proposal sits open past 90 days without a reason
  • Hand each sold job to the Project Manager with everything they need, then stay available for the relationship and future work
  • Track gross margin, build your annual sales plan, and send a weekly sales summary to leadership
  • Take part in a trade association such as BOMA, and serve on a committee when it fits

What we are looking for

  • Proven sales or business development success, ideally selling services to commercial property managers, HOAs, or similar B2B customers
  • Knowledge of the Raleigh market and the kinds of customers we want to serve there is strongly preferred (commercial or HOA)
  • Existing relationships with local property managers, BOMA, HOA management companies, or the local business community are a big plus
  • Comfort with CRM systems and with mapping or satellite imagery measurement tools is helpful
  • Experience with commercial service companies or property maintenance firms is helpful
  • A good driving record with at least 3 years of driving experience. Because you will drive a company vehicle, being covered by our auto policy is a requirement of hire.

Compensation and benefits

  • Salary (paid weekly) plus commission (paid monthly), with commission based on your sales results against your annual sales plan (Base of $75K plus commission)
  • Take-home company vehicle with allowed personal use
  • 401(k) with company match
  • Subsidized health insurance
  • Supplemental insurance available (dental, vision, disability, and more)
  • Paid time off and paid holidays
  • Extra PTO you can earn by volunteering in the community
  • Opportunities to grow through classes, certifications, and added responsibility and influence
  • A well-functioning team of motivated, intelligent, caring co-workers
