The Opportunity

We are seeking an experienced Marketing Director – Development Division to work closely with the VP of Marketing and serve as a key leader within the Development Division marketing team.

This is a highly hands-on leadership role responsible for overseeing the day-to-day management of the marketing team and a portfolio of 15+ luxury residential development projects. The ideal candidate is an experienced new-development marketer who understands the Miami real estate market, knows how to manage multiple projects simultaneously, and can move seamlessly between high-level strategy, client communication, team leadership, and detailed execution.

The Marketing Director will be the primary day-to-day leader for the marketing team, ensuring projects remain organized, deadlines are met, deliverables are executed to a high standard, and internal and external stakeholders remain aligned.

Key Responsibilities

Team Leadership & Day-to-Day Management

  • Serve as the day-to-day leader and manager of the Development Division marketing team, working closely with the VP of Marketing.
  • Manage, prioritize and delegate workloads across Marketing Managers and Coordinators to ensure projects are appropriately staffed and supported.
  • Establish clear priorities, deadlines, accountability and follow-up across the team.
  • Lead regular internal marketing meetings and project check-ins.
  • Monitor project timelines, deliverables and outstanding action items across a portfolio of 15+ developments.
  • Identify potential issues or delays early and proactively develop solutions.
  • Mentor, develop and support junior members of the marketing team.
  • Foster a collaborative, positive and accountable team culture.
  • Ensure consistency in marketing standards, processes and execution across the Development Division.

Project & Client Management

  • Oversee the day-to-day marketing execution for a portfolio of 15+ luxury new-development projects, including boutique, ultra-luxury and branded residential developments.
  • Develop and maintain project marketing calendars, timelines, deliverables and action-item trackers.
  • Lead day-to-day communication with developers, ownership groups, sales teams, agencies, vendors and other project stakeholders.
  • Attend and actively participate in developer and sales/marketing meetings.
  • Prepare meeting agendas, document action items and ensure timely follow-up.
  • Ensure all stakeholders understand priorities, responsibilities and deadlines.
  • Manage multiple projects at different stages of development simultaneously, from pre-launch and positioning through sales and ongoing marketing.
  • Build strong client relationships through responsiveness, organization, strategic thinking and consistent execution.

Marketing Strategy & Execution

  • Develop and execute project-specific marketing plans under the direction of the VP of Marketing.
  • Support brand positioning, launch strategy, campaign development, broker outreach, events, digital marketing, social media, public relations, collateral and sales initiatives.
  • Translate project positioning and business objectives into actionable marketing plans.
  • Review and provide direction on creative concepts and marketing materials across digital, print, social and sales channels.
  • Ensure all marketing materials accurately reflect project positioning, brand standards and sales objectives.
  • Collaborate with internal creative, digital and social teams as well as external agencies and vendors.
  • Support market research, competitive analysis and audience development to inform project strategy.
  • Monitor campaign performance and marketing results and translate insights into actionable recommendations.

Sales & Business Development Support

  • Work closely with project sales teams to understand sales objectives, challenges, inventory and market conditions.
  • Ensure marketing initiatives are aligned with sales priorities and actively support lead generation and sales efforts.
  • Assist in developing marketing strategies and presentations for prospective developer clients.
  • Represent ONE Sotheby’s International Realty and its Development Division at broker events, industry events, sales missions and other marketplace opportunities as needed.

Budget & Vendor Management

  • Assist with the development, tracking and management of project marketing budgets.
  • Monitor spending and ensure marketing initiatives are delivered within approved budgets.
  • Manage relationships with external agencies, creative partners, media partners, vendors and other strategic partners.
  • Coordinate quotes, scopes, approvals and deliverables to ensure projects remain on schedule and within budget.
  • Ensure vendors and agency partners are held accountable to agreed timelines and quality standards.

Reporting & Performance

  • Monitor key marketing performance metrics across projects.
  • Work with the digital and marketing teams to track leads, campaign performance and project activity.
  • Prepare project updates and performance insights for internal leadership and developer clients.
  • Identify opportunities to improve efficiency, marketing performance and overall project execution.

Requirements

Qualifications & Experience

  • 7+ years of marketing experience, with significant experience specifically in luxury residential real estate and new-development marketing in Miami/South Florida.
  • Proven experience successfully launching and marketing new residential developments from strategy through execution.
  • Experience with branded residences and/or luxury hospitality brands strongly preferred.
  • Bilingual English and Spanish required, both written and verbal.
  • Demonstrated experience managing multiple projects, deadlines, clients and stakeholders simultaneously.
  • Previous experience managing, mentoring or directing a marketing team.
  • Exceptional project management and organizational skills.
  • Strong understanding of the Miami luxury real estate market and its competitive landscape.
  • Experience working directly with developers, ownership groups, sales teams, creative agencies and vendors.
  • Experience developing and managing marketing budgets.
  • Strong understanding of digital, social media, print, events, broker outreach and integrated marketing campaigns.
