Job Summary:

The Region Marketing Director is responsible and accountable for regional marketing strategic direction and performance, with a primary focus on increasing walk-in traffic, inbound phone calls, and new lead growth across assigned divisions. This role provides data-supported marketing direction, aligns annual marketing budgets and spend allocations with division goals, and establishes consistent community-level marketing standards. The Region Marketing Director partners with cross-functional teams and division leadership to diagnose performance gaps, share best practices, and coach division and field marketing teams on effective processes and procedures.

Duties and Responsibilities:

  • Maintains accountability for each division's walk-in traffic, inbound phone calls, and new lead growth across the assigned region.
  • Establishes consistent standards for community-level marketing plans and monitor execution across assigned divisions.
  • Collaboratively develops each division's annual marketing budget and coordinate approval with the appropriate division leadership.
  • Reviews, adjusts, and approves marketing spend allocations, including digital advertising spend executed through cross-functional marketing partners.
  • Diagnoses soft traffic trends and directs corrective actions, including spend shifts, traffic initiatives, presentation corrections, and product or pricing escalation to division leadership.
  • Serves as the regional authority on marketing recommendations that influence sales outcomes, supported by data and performance analysis.
  • Transfers best practices between divisions, including event formats, inventory campaigns, real estate agent programs, store presentation standards, and marketing collateral approaches.
  • Reports performance against walk-in traffic, inbound phone calls, and new lead goals on a regular cadence.
  • Develops, coaches, and trains division and field marketing teams on processes, procedures, standards, and marketing best practices.

Requirements

Minimum Education Experience:

  • Bachelor's degree in Marketing, Business, Communications, or a related field, or equivalent combination of education and experience.
  • Five (5) or more years of progressive marketing experience with responsibility for multi-market, regional, or multi-division marketing programs.
  • Two (2) or more years of experience leading, coaching, or directing marketing team members or cross-functional marketing initiatives.
  • Experience with marketing budget development, spend allocation, lead generation, traffic performance analysis, and sales support strategies.

Skills and Abilities:

  • Comprehensive understanding of field marketing strategy, budget management, digital advertising, lead generation, and traffic performance metrics.
  • Strong analytical and problem-solving skills with the ability to translate performance data into actionable marketing recommendations.
  • Demonstrated ability to influence decisions, set standards, and drive accountability across multiple divisions.
  • Strong leadership, coaching, and team development skills.
  • Effective written, verbal, and presentation communication skills for reporting to senior leadership and division stakeholders.
  • Ability to manage competing priorities, lead through ambiguity, and coordinate work through cross-functional partnerships.
  • Proficiency with Microsoft Office applications, marketing analytics tools, and budget management or reporting systems.
