TurboTenant is looking for a Director of Local Marketing to architect, own, and scale our go-to-market local playbook from a handful of key regions into a powerhouse national footprint. This isn’t just about buying billboards or managing budgets; it’s about taking complete ownership of how TurboTenant shows up in physical and digital communities across the country.

In this role, you’ll serve as the decision-maker for our local growth strategy, balancing out-of-home media, local SEO, community partnerships, and demand generation. You will partner fluidly across Product Marketing, Sales, Performance, and Escalations to build repeatable systems that accelerate market profitability and solidify TurboTenant as the premier property management platform in every neighborhood we touch.

Key Responsibilities:

  • ROI-Driven Market Strategy: Every market you invest in hits its profitability targets faster because you've prioritized capital based on unit economics, sales capacity, and vendor supply — and you pull budget out of underperforming markets before it becomes a drag on the portfolio.
  • Out-of-Home & Local Media: Local media spend consistently converts into pipeline, and every new market launches on a proven channel mix playbook instead of starting from scratch — cutting the time and guesswork it takes to find what works in a new region.
  • Lead Generation & Conversion Optimization: Local lead sources are tuned to sales outcomes, not just volume — bid strategies shift in response to real conversion data, so spend keeps flowing toward the sources that actually close.
  • Local SEO & Reputation Mastery: TurboTenant shows up first in local search across your markets, and customer sentiment trends positive — you and Escalations have turned review management into a growth lever instead of a defense.
  • Community & Strategic Partnerships: Local sponsorships, events, and partnerships consistently build credibility with DIY landlords and property managers, because you've set clear deal criteria that keep every partnership tied to measurable brand or pipeline impact.
  • Operational Precision: Every market goes live on day one fully compliant and fully operational — signage, PO boxes, and logistics are never the reason a launch slips.
  • AI-Driven Market Expansion:  As a result of AI tooling to inform market evaluation and planning, each launch gets faster and more effective. Tooling is shared, and team members are trained to make an impact on the entire org outside of just Local Marketing.
  • Team Leadership & Scale: Your local marketing team scales ahead of the business's expansion plans, staffed with people who operate with urgency and an owner's mindset — and the team gets stronger, not thinner, as it grows.

Qualifications:

Required:

  • 6+ years of marketing experience, including significant experience owning go-to-market strategy end-to-end
  • 3+ years of experience setting strategy for local or out-of-home marketing (billboards, print, radio, or similar channels), not just executing within it
  • 3+ years of experience managing budgets, with the ability to use operating costs and unit economics (CAC, LTV) to guide market-level investment decisions
  • Experience hiring, coaching, and managing a team, with a track record of building high-performing teams
  • Comfortable managing multiple vendor relationships and coordinating operational logistics, with strong reporting and data skills to track and communicate performance to leadership

Strongly preferred:

  • 3+ years of experience partnering with or directly informing SEO strategy
  • 3+ years of experience managing paid lead sources, bids, or performance-based marketing spend
  • 2+ years of experience setting partnership, sponsorship, or event strategy — including defining deal criteria and investment levels
  • Experience in the service industry, including working closely with call centers or sales teams to align marketing lead quality with conversion and revenue outcomes

Nice-to-have:

  • Experience with brand reputation, review management, or customer escalations
  • Negotiation experience
  • Experience using tools such as Google Analytics, HubSpot, local SEO tools, and other data reporting platforms

Location & Connection:

Our Marketing team is based in Denver, Colorado. We believe face-to-face connection is vital to our culture, so this is a hybrid role. We’ll look forward to seeing you in person at least once a week on Wednesdays (and more often if you’d like!).

Compensation: $160,000 - $170,000 + equity. The actual compensation offered will be based on experience.
